Cancellation Policies

Regular Cancellation Policy

If cancelled with more than 60 days, 25% of the total of your stay will be charged and is non-refundable.

If cancelled between 59 days to 45 days before check-in, 50% of the total of your stay will be charged and is non-refundable.

If cancelled between 44 and 32 days before check-in, 75% of the total of your stay will be charged and is non-refundable.

If cancelled between 31 days to check-in date, or in the event of a no show or reduction of stay after arriving, you are responsible for the entire stay and it is non-refundable.


Special Conditions Cancellation Policy

Under any “special conditions” that are out of our control, like an act of God, or a state mandate, this part of the cancellation policy will supersede all other cancellation policies. ONLY during the “special conditions” can reservation dates be changed without fees, depending on availability for the current year. Should a date range not be available for you to return, then a gift certificate will be granted for the amount paid with the expiration of the end of the following season. 

Inclement Weather Cancellations

We do not refund for cancellations due to inclement weather, unless Massachusetts declares a state of emergency and has travel restrictions for our local area/region.

Note: For large groups or families that have several cottages, a cancellation must occur 90 days or more prior to your arrival date or the deposit(s) will be forfeited.
